$1.4 Million Mansion in Houston is an Architectural Enigma (House of the Day)
This mansion in Houston is one of the weirdest things we've ever seen: It's like someone took pieces of a classic, stately chateau and an über-modern spread and smashed them together. The listing calls the home "masterfully re-imagined," but as our friends at Curbed put it, that would be "totally accurate if said master is keen on imagining the weirdest ways to mash up architecture."
The 5,116-square-foot home's $1.425 million price tag might seem like wishful thinking for such an odd-looking place -- until you've seen the interiors. A dreamy recessed ceiling in the master bedroom, a dining room with a disco-inspired light fixture, sweeping living spaces and quaint his and her bathrooms all give this home an eclectic assortment of styles that at least won't bore you. Of course, Curbed doesn't see it the way we do, calling the interiors "cheesy." But friends can agree to disagree. (Love you, guys.)
With five bedrooms, five bathrooms, a wine cellar and wet bar, and a terrace with gorgeous 360-degree views, we're just looking on the bright side.

Foreclosure Sales Increase as Homebuyers Look for Deals

In the third quarter of the year, consumers snatched up 193,059 properties that were in some stage of the foreclosure process or considered bank-owned, up 21 percent from the number seen in the previous three-month period, according to new data from the real estate data firm RealtyTrac. However, despite that increase, the level of foreclosure purchases remained 3 percent below that seen in the same quarter last year.
Nonetheless, foreclosure-related sales also accounted for 19 percent of all residential transactions in the U.S. between July and September, which held steady from last year's ratio, but was down 20 percent from the previous quarter, the report said. On the other hand, sales of homes in the foreclosure process outnumbered those that lapsed into being REO properties, which runs against trends observed during the past few years. In all, there were 98,125 sales of homes in pre-foreclosure, compared to just 94,934 transactions of properties that were REO, or "real estate owned" (another term for lender-owned). That may indicate that in many cases, completed foreclosures are being seen as less attractive options for banks and homeowners alike.

"The shift toward earlier disposition of distressed properties continued in the third quarter as both lenders and at-risk homeowners are realizing that short sales are often a better alternative than foreclosure," said Daren Blomquist, vice president of RealtyTrac.
In all, pre-foreclosure sales climbed 22 percent from the previous quarter and on an annual basis, the report said. Meanwhile, the average price of those transactions declined 3 percent on a quarterly basis and 5 percent year-over-year. At the same time, REO sales rose 19 percent from the period between April and June, but slipped by 20 percent from the third quarter of last year. Prices were down 7 percent from those in both previous timeframes.

Consumers may be more interested in buying homes either approaching or past the point of foreclosure because of the far lower price tag, but also because prices for other, healthier properties have been on the rise in recent months. Experts believe the latter trend could continue through the end of next year at least.

Hurricane Sandy Recovery, One Month Later: Alhadad Family Still Struggling for a Place to Stay

It's been more than a month since Hurricane Sandy tore through the Northeast, leaving behind billions of dollars in damage.Now as survivors dig out and try to regroup from the Oct. 29 storm even as wintry weather moves in, some are coping better than others.
This is the second of five stories of Sandy victims trying to find their way ahead after the storm.

Finding a warm place to lay their heads at night has become a full-time occupation for the Alhadad family, who swam to their SUV in waist-deep water as the ocean roared down their block on New York's Staten Island during the storm.
They slept in the car at first, running the engine to keep warm. But soon the family of six resumed sleeping in their tiny two-room rental home, which was reduced to a soggy, mildewed mess after the water rose nearly to the ceiling on the first floor.
The wreckage of their belongings was thrown out, replaced by donated furniture covered in Red Cross blankets and towels.
"All of us have really bad colds," said Rachael Alhadad, who has a hacking cough. "We just take it day by day, that's all. That's all you can do now."
Last week, FEMA finally put the Alhadads up in two rooms at a nearby Holiday Inn, where they'll stay until the federal money runs out on Dec. 15. After that, if their home is still uninhabitable, the family might be eligible for a two-month rental assistance grant from FEMA. But they haven't made plans and aren't sure what's next.
Rachael and her husband, Amin, spend their days shuttling back and forth between the hotel and the house, cleaning the house and cooking meals on the gas stove, which is one of the only things in the house that still works.

Now they must wait as their landlord negotiates with his insurance company. As the days grow shorter, the place has become a damp breeding ground for mold.
"They have to bleach the walls. They have to redo all the floors," Rachael said. "The whole thing. The bathroom, the kitchen cupboards, the fridge."
Amin, who emigrated to the U.S. years ago from Dubai, lost his job as a truck driver because he missed so much work after the storm.
The stress of the past few weeks has taken its toll on 14-year-old Ameer and 15-year-old Ayman, who lost all of their school books and supplies in the flood.
"They just got their report cards, and they're not doing very good at all," Rachael said. "It's hard to study. Because then you gotta think about, 'Oh no, I gotta go home to the same thing again.' "

Short Sales Jump Ahead of Tax Hike

A soon-to-expire tax break for troubled homeowners is helping drive a spurt in short sales.
During the three months ended Sept. 30, short sales in which homeowners had fallen behind on mortgage payments soared 22 percent over past year, according to a report released Thursday by online marketing company RealtyTrac. By comparison, short sales by people current on their payments went up 17 percent.
In a short sale, homeowners sell at a price that is less than what they owe the bank, and the bank agrees to absorb the loss. The bank unloads the house and the homeowner gets out of a mortgage he can't afford.
And currently, homeowners don't have to pay federal tax on the unpaid mortgage debt because of a bailout-era law known as the federal Mortgage Debt Forgiveness Act.

But the act expires on Dec. 31 and, unless it is extended, the IRS in January will start treating unpaid mortgage debt as taxable income for many borrowers. The average amount of forgiven debt in a short sale is about $95,000, according to Daren Blomquist, vice president of RealtyTrac. The tax on that could go as high as $33,250, even more if the Bush tax cuts expire.
So real estate agents are pushing to get short sales done by the end of the year, worried that if they don't, deals will fall apart with the prospect of big tax bills, Blomquist said.
"They're encouraging people to sell before the tax break ends," he said.
With the year-end deadline approaching, short sales could spike even more in the current quarter.
"If that law expires, homeowners who agree to short sales could see their income tax jump significantly because the portion of the unpaid loan balance not covered by the short sale proceeds will be considered taxable income in many cases," Blomquist said.

This quarter, more homes in foreclosure were sold as short sales than repossessed by banks and resold.
"Both lenders and at-risk homeowners are realizing that short sales are often a better alternative than foreclosure," said Blomquist.
For banks, the calculation on short sales goes like this: Yes, they take a loss. But they also unload the property -- an attractive option given that banks must bear the costs of maintaining homes they repossess.
Foreclosures can be costly for banks. They get stuck with legal costs as well as taxes and maintenance expenses. The longer it takes to repossess a home -- and it can take years -- the more the expenses mount. Short sales can happen quickly.
In addition, homes in short sales go for higher prices than ones repossessed in foreclosure and resold by banks. The average sales price comparison: $191,025 for short sales vs. $161,954 for homes sold by banks in foreclosure.
Another factor driving short sales: Since March, the five biggest lenders have been able to claim some of the forgiven debt in short sales as credits against what they owe under the mortgage abuse settlement that they reached with the government. Already, the banks have approved $13 billion in short sales for 113,000 borrowers under that pact.
One group left out of the benefits of the tax break are homeowners in California, Arizona and 10 other states in which the IRS does not tax forgiven debt because of those states' laws.

The 13,000-square-foot estate boasts six bedrooms and eight bathrooms in the prestigious Sherwood Country Club enclave. According to the listing, each room features "exquisite attention to detail and artisan craftsmanship." The property also sits atop a hill, overlooking mountains and Lake Sherwood.
